Crawford Hoying, the developer behind such recent downtown projects as the Water Street development, Delco Lofts, and the Centerfield Flats apartments, has purchased one of downtown’s largest and most iconic buildings. The eight-story Mendelsons building at 340 E. First St., spanning more than half a million square feet, was acquired by Crawford Hoying for $7.3 million, along with an adjacent 5,200-square-foot building at 418 E. First St. for an additional $400,000. Plans for the building have not been finalized. Crawford Hoying officials told the Dayton Daily News and Dayton Business Journal that the planning process could take four to six months, but noted that some combination of housing, office space, retail, dining, and parking would likely be involved in a mixed-use project. Developers estimate that work may begin as early as spring of 2020, with construction taking two to three years to complete.
