Woodard Development is not stopping with Water Street or 444 E. Second St. The company recently purchased another commercial property at 601 E. Third St. Woodard Development’s projects include a new-build development along the Mad River that includes projects on which they partenered with Columbus-based Crawford-Hoying: Water Street apartment and townhome rentals, the commercial building that includes anchor tenant PNC Bank, and the mixed-used Delco Lofts that includes more rental properties in the upper floors and a restaurant and brewery, Lock 27, on the first floor. The developers currently have another new housing development under construction near Fifth Third Field, Centerfield Flats. Woodard’s home base is in the flipped commercial property at 444 E. Second St., where Fourth Fridays at 444 open coworking and small business resource workshops take place. Formerly known as the McIntire company building, 601 E. Third St. will require significant environmental clean-up. The total investment in the property is expected to top $4.8 million. Woodard also owns the empty building next door at 607 E. Third St. and expects to convert that property to another mixed-use space with restaurants on the first floor and office tenants upstairs.
